This April, we asked Susan Blackford to help us sell our West University area home. We are writing to let you know how very pleased we were with the excellent service that Susan gave to us.

Susan went the extra mile for us several times during the time that that our house was on the market and in escrow. Our house was sparsely furnished and we had done very little decorating. Susan understood that we did not want to spend too much to prepare the house to put it on the market, since we had just done quite a bit of work remodeling the kitchen. To give the house a warmer and homier look (which we agreed it needed) Susan went ahead and offered to bring over some of her own houseplants, extra chairs and decorative items. We were very grateful for her generosity. Susan had promised us when we hired her that she would do everything possible to help us sell our home for the price it was worth; this generous action showed us that she truly lived up to her promises. We'll never forget Susan driving us over to her home and showing us what to load up into her trunk and back seat, on her mission to show our house at its best. Our daughters were awed that she trusted us with some of her favorite possessions.

Our home sold the first weekend that it was on the market. We received three offers, all of the offers made for more than the asking price. Susan's kind, clear advice was much appreciated as we looked over the offers and decided which one to accept. Our next hurdle was getting our house appraised. Again, Susan used every resource at her disposal to help things go smoothly. To give us the best chance at a fair appraisal, Susan called up the bank that was issuing the loan to the buyers and asked them if they would use a certain appraiser that she knew to be knowledgeable about historic properties. The bank agreed to this, sharing Susan's high opinion of this person's work. We were able to sit back and relax a bit knowing that Susan had arranged for an appraisal that was the most likely to be fair in considering the special value of an historic home.

Throughout our home selling adventure, we came to respect more and more Susan's dedication to her work, her professionalism, and her integrity. We could tell that Susan was good at her job, took things as seriously as we did, and wanted to "be there" for her clients. Her advice was always given in a clear, up front manner, which was refreshing. Just as important to us was her friendliness, her positive attitude and her sincere kindness. It is my great pleasure to write this letter praising the work of Susan Blackford.

Prior to contracting with Susan to sell our rented condominium, I knew her as a tireless neighborhood worker who exceeded all standards of quality service known to Tucson. That was only a glimpse of the skill she brings to her real estate work.

First the amazing things. Our house sold in two days priced $15,000 over a smaller unit in the complex and $5000 over the most recent sale of the largest unit on the property. When that buyer failed to qualify, the property was back on the market and a full price offer was in the works within 24 hours. This is about a week after signing the listing. That says a lot about the property and the agent doing things well, but there is a lot more.
Not only was I on my way to San Antonio, the buyer was on her way to Europe, and the tenants swore they were going nowhere! It took legal action to move the tenants, hours of work to meet the buyer's demands and a lot of phone calls to keep me from having a nervous breakdown. Our San Antonio dream home would have slipped through our fingers if the proceeds from the Tucson sale did not come through on time. Toss in a few errors by the appraisers, title company and about everyone else and we wondered if the Tucson heat hadn't fried everyone's brain.

Susan met every challenge and did it with skill and plain old hard work. Time and again she responded immediately and correctly to every crisis. Unbelievable, unpredictable problems were met and handled quickly and effectively.

I owed her a lot, only got to pay her a little and hope this letter, in some small way, can urge others to experience the professional abilities of this fine lady.

If she wants to do business with you, take it as an honor. Just sign the papers, do whatever she suggests, sit back and relax.
